We pay a peppercorn ground rent to the local council - a fiver a year.
We jusr received noticeto increase this by a huge huge massive amount.
As it's undereview I'd rather not say how much, but it's getting into
the realms of "commercial rates"
How much do the rest of you pay (assuming you have your own HQ and
rent the ground from the local authority)?

No personal experience of this, but some years back our Council
significantly raised the rent they charged a local museum as it was
policy to charge market rents on new lettings, but at the same time
offset this by a grant - different budgets and all that.

£285 last year for us.

If might be worth digging back to see why they are charging so little at
present, in some cases Councils demolished or compulsorily purchsed
premises/ land and agreed not to charge full rent as a result.....
It is always worth a proper meeting and Tony's suggestion of asking if there
may be grants to off-set. Or that increases can be staged over years....

A lot will depend on your local authority.
Many years ago (pre 1974) our local council charged very little like yours.
When it was taken over by the Metropolitan District they wanted to charge
more - the land rent is up for review in our case every 7 years and they
currently value the charge at just short of

we pay £1 for our 99 year land lease.. tho thats being doubled at our
next lease signing.. how the group will cope is beond me... subs will
have to rise.... or maybe bag packing..
no all joking aside it was one thing we worried about.. but luckily
the local gent who owns our land is really positive about scouting and
made the astonding offer of £2 for another 99 years we were worried by
the fact locally land prices have rockets as theres a big development
of houses about to start being built in the area and our huts land
would be perfect for houses.. as im sure most scout land would be..
but then what would the kids in these new houses do?
i do recommend you sit around the table with your land owner and talk
things over... let them know your situation.. if you can afford to pay
then pay, if you cant explain.. any sensible person would see what you
doing is for the benefit of the community in general and be willing to
compromise or maybe evenoffer an alternative
and dont forget grants... fund raising... or even finding a new
location for a hut.. remember its all been done before so dont forget
there all options!

The problem comes when legislation imposed on trustees ( such as charity
trustees or council officials) to make a reasonable use of their assets
comes into play. The trustees , no matter how sensible they are, no
matter how willing to comprimise , no matter how much you are doing for
the community will have to ask themselves if your subsidy ( and that's
what peppercorn rents are) is of more worth to the bodies that they
represent than to the lose of benefit that others are experiencing from
your subsidy.
