Description: In the Global Real Estate & Infrastructure Investments Group the Senior Review Appraiser will report to the Director of Valuations. The Senior Review Appraiser will be responsible for the review of external and quarterly internal appraisals for commercial real estate assets and OECD infrastructure assets such as wind farms, regulated utilities, toll roads, etc. The job is designed to promote ongoing contact between the Senior Review Appraiser, the Director of Valuations, external appraisers and seasoned asset managers. The career path for Senior Review Appraiser is to gain proficiency in the review of infrastructure assets and to gain insights into the investment management process. Depending on the career goals of the Senior Review Appraiser the position could lead to a position in asset management, acquisitions or portfolio management. The core competencies that are expected of the Senior Review Appraiser are as follows: Appraisal Competency: Understand the three (3) appraisal approaches to value - income, sales comparable, and cost. The Senior Review Appraiser will be required to review appraisals and comment on the reasonableness of the appraisals. Investment Committee Presentations and Asset Strategy Reviews: Participate in the investment committee presentations of new acquisitions and in asset strategy review meetings. The Senior Review Appraiser will identify inconsistencies in the pricing of potential acquisitions and assets under management versus current appraisal pricing. Providing capital market and appraisal information to the acquisitions group and the Investment Committee process is another responsibility. The Senior Review Appraiser will respond to requests by acquisitions staff for appraisal contacts, sales comparable information, and input on pricing when needed. Year End Fund Audits: The Senior Review Appraiser will work with the Fund auditors to ensure they gain sufficient comfort on the appraised values of the assets selected for audit testwork. Annual Separate Account Asset Appraisals: The Senior Review Appraiser will work with asset managers in preparing limited opinions of value for Separate Account assets. The discounted cash flow method will be used. Comparable sales will be evaluated to support the final value conclusion. The Senior Review Appraiser will draw upon the internal databases of appraisal statistics from JPMorgan Asset Management external appraisals to support the appraisal assumptions used in preparing these asset appraisals.

Financial Modeling: The Senior Review Appraiser must be proficient in utilizing cash flow modeling tools, Excel and have the ability to model real estate and infrastructure valuations. Written/Oral Presentation Skills: The Senior Review Appraiser must possess strong written and verbal skills. The Senior Review Appraiser will be expected to present his/her findings, decisions, etc. and defend same before internal and client groups.

The expectation is that the Senior Review Appraiser will arrive with 10 or more years of commercial real estate appraisal experience, will be a state licensed commercial appraiser and/or have other industry certifications such as the MAI. The Senior Review Appraiser must have prior experience with institutional, commercial real estate investments throughout the United States. Prior experience in reviewing appraisals of infrastructure assets is preferred but not required. Abstract reasoning skills, a high degree of organization, the ability to handle multiple tasks simultaneously and the ability to self-start are all attributes which contribute to success in this position. Pivotal to the success of a Senior Review Appraiser is previous experience as a commercial real estate appraiser and a thorough understanding of analytic programs such as Argus, Dyna and Excel and an ability to communicate ideas and recommendations orally and in writing. Such communication may be with in-house staff including asset managers, acquisition and financial personnel, or out-of- house clients and third party service providers such as appraisers, property managers, leasing agents, etc.
