Description: Job Description: Perform all plumbing, electrical or HVAC requirements of the building(s) Maintain heaters, chillers, pumps, fan coil units, etc. Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for the buildings. Perform preventive maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts, replacing motor bearings, aligning shafts and annual inspections as directed by manufactures. Inspect engine room equipment, fan room equipment, cooling tower, motors, house pumps and sump pumps. Document and report activities Respond immediately to emergency situations (fire, evacuation, equipment failure, etc) and customer concerns Comply with all applicable codes, regulations and practice safe working habits Knowing all building systems including fire/life safety, plumbing, HVAC and electrical issues; must remain current with latest HVAC. Mechanical and electrical technology trends and Energy Management System (EMS) programming and fire alarm systems. Maintain on-going communication with tenants, property management and vendors. Development of and/or maintain as-built drawings Assist, implement, and administer inventory control programs/purchase parts and supplies. Assist general maintenance personnel with any general building maintenance tasks when necessary. Process Improvement: Provide process improvement ideas that result in adding value to our customer's business. Special Projects & Initiatives: Participation in special assignments and initiatives will be necessary, as requested by Management.
