Description: * Reports to Director of Project Management * Manage and assist in all project management/construction related activities within the division. * Work with Division Team members to help identify and located potential DeNovo projects as well as relocation of clinics, expansion projects and renovation of existing clinics. * Establish a Minimum Base Building survey analysis for all potential projects by evaluating the building as a dialysis clinic. Analysis to include structural, utility needs, exterior access, code compliance, build-out potential, build-out costs, design constraints and compliance to DaVita standards. * Work with state and local resources for CON application information. * Provide budgets for preliminary models for financial review regarding design, construction, utility and permit costs, and all fixtures, furnishings and equipment. * Manage activity and coordination of architect, engineer design and layout for preliminary review, approval and final submittal to city building departments for permits. * Effective, active and open communication as necessary during the course of construction with all team members involved in the project. This would include the FA, RD, ABC, and any and all DaVita team members as identified in kick-off meeting. * Architect and contractor selection, bids, contract approval, invoicing and pay application process. * Manage the kick-off meeting to be held at job site for each DeNovo and relocation clinic prior to construction start. * Establish resources involved in projects for adherence to insurance, qualifications and licensing criteria. * Monitor and report all work activity related to active projects each week to operations and Team Genesis. * Accountable for budgets and all costs during construction build-out and equipment ordering. Tracking and cost comparison related to established budget. * Equipment orders, purchasing of specific material and fixtures for each clinic and management of delivery of goods and materials to job site. * Responsible for obtaining the Certificate of Occupancy from building department and contractor. * Assist in the transition from building occupancy to preparing the clinic for first treatment of patients prior to survey or licensure. * Monitor, account for and reporting of projects where a developer or landlord is to provide DaVita a new shell building within an established time frame prior to DaVita accepting space and starting tenant build-out. * Provide a Project Manager Binder noting responsibility matrix, purchase order formulary, time-line, contractor and architect contacts for each active DeNovo and relocation project to Regional Director. Accountable for design concepts and work-in-place that adheres to DaVita standards and compliance to dialysis specific criteria. * Understand and be active in building code criteria specific to dialysis industry and changing environment of health care providers. * Evaluate, identify and establish qualified resources for improvement of design, construction, due-diligence of projects on a continual basis. * Any and all responsibilities as identified and agreed upon in working with Division team members and DaVita. OBLIGATIONS TO DAVITA/TEAM GENESIS * Attend and participate in 2 project management meetings each year * Attend 2 Team Genesis meetings each year * Attend one academy in the first year * Participate as a red shirt assistant in an academy each year thereafter * Participate in one Company Quality Improvement project each year within division or company * Attend DVU 200 Management class within the first two years of employment * Prepare and provide each DeNovo or relocation with a Uniquely DaVita concept. * Know, understand and live the Core Values of DaVita each day
