Description I. PURPOSE OF THE POSITION: The position will be responsible for the following: * Analyzing the financial feasibility of new transactions that are presented to the group. * Be able to summarize this analysis in a clear format that uses both numbers and a qualitative approach. * Interacting with borrowers to review due diligence materials. * Negotiating structure, terms and conditions with borrowers, in a constructive way, based on logic and underwriting issues, with the goal of securing a transaction while appropriately managing risk to the company. * This person will have the tact and composure to deal with clients, lawyers, internal Relationship Managers and Credit Risk Management. * This person will have the experience to understand in depth real estate transactions originated by others. * This person will be expected to take a leadership role in structuring and underwriting new transactions with the group. II. ACCOUNTABILITIES Major Accountability Time Spent Analyzing New Transactions 20%% Negotiating with Borrowers 10%% Underwriting Transactions 60%% Other Responsibilities 10%% III. DECISION MAKING Will be responsible for negotiating and structuring deals, underwriting under Citi and Agency (Fannie Mae/Freddie Mac) guidelines, and navigating the internal approval process.

Specifications / Qualifications Minimum five years of commercial real estate experience with a background that would include real estate analysis, lending, credit or development. This person will be comfortable analyzing real estate projects for financial feasibility as well as analyzing market driven factors. This person will be well versed in commercial real estate concept such as NOI, Cap Rates, debt service coverage, breakeven analysis, etc. This person will have strong analytical and computer skills, including Word and Excel, as well as strong interpersonal skills. In addition to working on his/her own transactions, this person may review, and approve new transactions. This may include working with and training junior underwriters and analysts. Strong motivation, with the ability to work without supervision. Keen judgment, a strong work ethic and pay for performance attitude.
