Hello All,
I have created a calculator that checks Building Height and Area in
compliance with the Building Codes for buildings up to 6 stories, with
up to 4 occupancy groups at each level. It also calculates the
Frontage increase factor. There are two versions of the calculator:
for 2007 CBC and for 2006 IBC. These applications are available for

Japanese Homes & Their Surroundings,Illustrated by Edward S Morse US
Boston 1885, Ticknor & Company. Blue decorated cloth, very good,
372p., top edge gilt,, 307 b.w. illustrations in the text by the
author, 1st edition, A classic of Japanese Architecture & Design.
Small indistinct stain to margin over first 90 pages,slightly
shaken,some scuffing to top and bottom edge of spine,original owners
bookplate,otherwise a nice copy of this extremely scarce book. Perhaps
the most valuable study on late 19th century Japan, by a trained
scholar. This work covers in great detail city and village dwellings,
construction, frame work, carpenter"s tools, store houses, interiors,
mats, screens, tea-rooms,the Tokunoma, and other kinds of houses. The
various styles of roof covering, entrances and approaches,...

The Smithsonian Folklife Festival has as one of its major elements this
year Bhutan and its culture. A Mahayanna Buddhist Temple has gone up on
the mall and there are bad renditions of quasi Bhutanese food for the
hungry festival goer thanks to the efforts of local Indian
restauranteers. Or you can go for some Texas barbeque. The real draws
of the festival are the music and dance from Bhutan and the Zydeco and
Cajan/Creole.
But for lovers of bamboo and grasses, there's a hidden treat, a tent on
bamboo arts and associated with the tents on architecture and the one on
herbal medicine, if you're lucky enough to get a chance to talk to one
of the expert craftspeople, you will learn a lot. It was fun to see a
few cylindrical sections of Moso in a plastic bucket along with some
climbing bamboo reading to be split and some cames ready to reinforce
some woven ware
The ancient pre-electric wood turning equipment was a delight to
discover as were the tightly fitted boxes and bowls out of species
turned on the equipment.

Ah, so many questions and not enough knowledge to ask them
correctly....
I was just reading the state building code (Rico, you shouldn't send
me links like that). It seems that "Motels (nontransient)" and
"Apartment Houses" are both R-2 uses while a "Motel (transient)" is a
R-1 use under 310.1 Residential Group R.
I'm still working on the motel converted to apartments (without a CO)
project. Recap: builder used 3/8th sheetrock instead of 5/8th back in
the 60s when it was built.
If the project was converted from one R-2 use to another R-2 use, then
is there a change of use (for building code purposes, not zoning
purposes). If the use downgrades a risk category from R-1 to R-2; is
that a change that would require new fireproofing if it was acceptabe
at the higher risk before (but grandfathered construction).
I found a number of paint products that will provide fire protection
and I am meeting with the CEO next week to see what he thinks. In the
mean time, I'm just getting my ducks in order. Right now I am going
to propose using a fire-retardent paint to add a 1-hour fire rating on
top of the existing sheetrock.
